Permanent lighting in Wilsonville
Wilsonville is three very different lighting jobs. Villebois is dense new-urbanist streets with narrow lots and seventeen sub-associations with their own rules; a front elevation there is 50 to 90 feet, so we plan around the $2,500 minimum. Charbonneau is a single-story golf community with an HOA and short, clean rooflines that light beautifully at 120 to 160 feet. Frog Pond is big new two-stories north of town, 240 to 300 feet with four gables and a fresh HOA. Track packages from $32 per foot, system included, and our HOA packet has been approved in all three kinds of community.
From $32 per foot, controller included. Free measure anywhere in Wilsonville, usually within three days.

Homes and rooflines here
Villebois and Frog Pond fascia is new composite with aluminum drip edge; Charbonneau fascia is painted wood or composite on homes from the 1970s onward. None of it takes magnets. Your Villebois sub-association's architectural committee will want product and mounting details; Charbonneau's Architectural Review Committee has a written application procedure, and fascia-matched track with a warm-white default is what we document on it.
HOAs: common; our approval packet is built for it. The HOA guide and template letter.
What it costs here
Typical Wilsonville homes we measure run 90 to 300 feet of lit roofline. That range in the two packages we recommend most here, controller included.
| Package | Rate | 90 ft | 300 ft | ≈ Monthly at 300 ft |
|---|---|---|---|---|
| Pebble Track | $32/ft | $2,880 | $9,600 | $826/mo |
| Bistro String priced per ft of hang path; shown for a matching accent run | $24/ft path + $495 | $2,500 | $2,895 | $250/mo |
Monthly is a 12-month, 5.9% APR example. Running cost on Portland General Electric at 20.00¢/kWh: about $2.59 a month for 300 pebbles at four hours a night.
Single-story done well
Charbonneau proves that a short roofline can be the best-looking install on the street. With the eave at 9 feet, the lights are close to eye level; we run pebble track at 40 percent warm white nightly and it reads like architectural downlighting. A 140-foot Charbonneau home is $4,480 in Pebble Track, system included.
