Permanent lighting in Beaverton

Beaverton and the unincorporated neighborhoods around it, Bethany, North Bethany, Cedar Mill and Cooper Mountain, are the biggest run of HOA two-story homes on the west side. Built from the 1990s through today, they have three or four street-facing gables and 220 to 280 feet of roofline, composite fascia and aluminum drip edge. Cedar Hills is the exception and a favorite: mid-century ranches, including the Rummer homes, with flat fascia and clean lines that suit the D35 puck. Track packages from $32 per foot, system included.

From $32 per foot, controller included. Free measure anywhere in Beaverton, usually within three days.

What it costs here

Homes and rooflines here

Bethany and North Bethany HOAs review exterior changes; fascia-matched track with a warm-white default is what they approve. New-build fascia bonds well with 3M VHB after cleaning. Cedar Hills mid-century homes often have thin fascia and exposed beams where a bracket mount and puck track look right; we bring samples to the measure.

HOAs: common; our approval packet is built for it. The HOA guide and template letter.

Puck track on mid-century homes

Rummer and other mid-century designs in Cedar Hills have flat rooflines and slim fascia, and a dome pebble looks wrong on them. The D35 puck in a dark or gray track reads as a row of small clean lenses, and at 28 lumens each it's the brightest light we install. On a 160-foot mid-century ranch that's $5,600 at $35 per foot, system included.

Questions we get here

What does a Bethany two-story cost?
About 250 feet of roofline: $8,000 in Pebble Track at $32 per foot, system included, roughly $690 a month on a 12-month financing example.
Will my Bethany HOA approve it?
Architectural committees approve fascia-matched track with a documented warm-white default; that is what our packet documents. Allow two to four weeks.
Do you install on flat-roofed mid-century homes?
Yes. Cedar Hills flat fascia takes a bracket-mounted puck or pebble track; we test the mount at the measure.
How long does installation take?
Most single-family homes are one day with a two-person crew, including app setup on your phone. Large two-stories with many gables run into a second morning. Seasonal installs take two to four hours.
How long do the lights last?
Minleon rates its C9 bulb for a 10-year lifespan; the pucks and pebbles are sealed IP66 LEDs. Individual lights twist-lock into the strand, so a failed light is swapped in a minute without rewiring.
