Permanent lighting in Oregon City

Oregon City has the oldest housing on the Portland side and some of the newest. The McLoughlin neighborhood above the falls is Victorians and craftsman homes with steep, ornate rooflines, and it sits in a conservation district where exterior changes can need review. Hilltop and Park Place are 1990s to 2010s subdivisions with 200 to 250 feet of roofline and HOAs. Out Beavercreek Road it's acreage with shops. We install permanent lighting across all of it at the same published price: track from $32 per foot, system included.

From $32 per foot, controller included. Free measure anywhere in Oregon City, usually within three days.

Homes and rooflines here

Historic homes have painted wood fascia and bargeboards where a channel needs a careful color match; we bring samples and, where a district review applies, a mounting description that notes there are no penetrations. Hilltop fascia is composite with aluminum drip edge, the standard channel install. Beavercreek shops are steel, which is Magnetic Pebble territory.

HOAs: varies by subdivision. The HOA guide and template letter.

What it costs here

Typical Oregon City homes we measure run 150 to 280 feet of lit roofline. That range in the two packages we recommend most here, controller included.

PackageRate150 ft280 ft≈ Monthly at 280 ft
C9 Track$32/ft$4,800$8,960$771/mo
Magnetic Pebble$35/ft$5,250$9,800$844/mo

Monthly is a 12-month, 5.9% APR example. Running cost on Portland General Electric at 20.00¢/kWh: about $2.42 a month for 280 pebbles at four hours a night.

Historic district and reversible mounting

In the McLoughlin Conservation District, exterior alterations are reviewed on locally designated homes, and the city's guidance doesn't mention lighting either way, so a call to Oregon City Planning settles it before we install. Our track mounts with 3M VHB tape and brackets, with no screws through siding or trim, and it is removable; we put that in writing for the application. On a Victorian, the gable bargeboards are usually the right line to follow, and the porch eave below carries a second run.

Questions we get here

Can you light a Victorian in the McLoughlin neighborhood?
Yes. C9 Track in a matched channel along the bargeboards and porch eave suits the style, and the mounting is reversible with no penetrations, which matters for the conservation district.
What does a Hilltop two-story cost?
About 230 feet: $7,360 in Pebble Track at $32 per foot, system included, roughly $640 a month on a 12-month financing example.
Do you light shops out Beavercreek Road?
Yes. Steel drip edge takes Magnetic Pebble at $35 per foot with no channel and no penetrations.
Will my HOA allow permanent lighting?
In our experience, architectural committees approve fascia-matched track with a documented warm-white default. Our HOA guide has a template letter, the product sheet and the mounting description to attach. Allow one committee cycle, usually two to five weeks.
What does maintenance look like?
Almost none. We offer an annual check for owners who want it: test every light, retension tree wraps, update the app. Most systems need nothing between visits.
