Permanent lighting in Ridgefield

Ridgefield has added more new homes in the last ten years than almost any city in Washington, and nearly every one of them is in an HOA. That shapes permanent lighting here in two ways. First, approval: architectural committees want to see a product that disappears by day, which is why we lead with track in a fascia-matched color. Second, construction: new builds almost always have aluminum drip edge and composite fascia, which rules out magnets and makes 3M VHB channel the right mount. Subdivisions between downtown and I-5 run 200 to 260 feet of roofline on a typical two-story, and the historic homes near Pioneer Street and Lake River run under 160.

From $32 per foot, controller included. Free measure anywhere in Ridgefield, usually within three days.

Homes and rooflines here

Ridgefield's new-construction two-stories have a lot of front-facing gable, and the garage-forward plans put a long eave right at the street. Composite fascia (LP SmartSide and similar) bonds well with VHB after cleaning. Many HOAs here have a written lighting clause; we have yet to see one that prohibits track lighting outright, but several require warm white as the default. Set that in the app and you're compliant.

HOAs: common; our approval packet is built for it. The HOA guide and template letter.

What it costs here

Typical Ridgefield homes we measure run 180 to 260 feet of lit roofline. That range in the two packages we recommend most here, controller included.

PackageRate180 ft260 ft≈ Monthly at 260 ft
Pebble Track$32/ft$5,760$8,320$716/mo
D35 Puck Track$35/ft$6,300$9,100$783/mo

Monthly is a 12-month, 5.9% APR example. Running cost on Clark Public Utilities at 8.79¢/kWh: about $0.99 a month for 260 pebbles at four hours a night.

New-build fascia and warranty

Buyers ask whether bonding channel to a new home's fascia affects the builder warranty. We bond to the fascia face, never through the roofing, and we do not penetrate the drip edge or shingles. That keeps the roofing warranty intact. If your builder has a specific exterior-attachment clause, send it to us before the measure and we'll mount to brackets on the fascia instead.

Questions we get here

My Ridgefield HOA requires approval for exterior changes. What do I submit?
A one-page application with the product sheet, a photo of the track color against your fascia, and a statement that the default setting is warm white. Our HOA guide has the template letter. Most Ridgefield committees turn it around in two to three weeks.
What does a typical Ridgefield two-story cost?
About 230 feet of roofline: $7,360 in Pebble Track or $8,050 in D35 Puck Track, control system included. Roughly $630 to $690 a month on a 12-month financing example.
Do you install while the house is still under builder warranty?
Yes. Nothing is fastened through the roof or drip edge, so roofing warranties are unaffected. We provide a written description of the mounting method for your records.
Do you charge for the measure?
No. The measure is free, takes about 20 minutes, and you get a written quote by package on the spot.
Can you install in the rain?
Tape needs a dry surface above about 50°F to cure, so we schedule bonding for dry hours and can do lights and controller work in light rain. In winter that sometimes means a two-visit install, at no extra cost.
