Our track packages are $32 per foot for Pebble Track and C9 Track, $35 for D35 Puck Track and Magnetic Pebble, and $37 for Deep Pebble Track at 12-inch spacing, with the control system included. C9 Classic on clips is $12 per foot plus a $495 system line. Minimum permanent job is $2,500 ($1,500 for C9 Classic). Every number is on our pricing page.

A 150-foot single-story front and garage is about $4,800 in Pebble Track. A 220-foot two-story with gables is about $7,040. A 320-foot full wrap of a large two-story is about $10,240. Deep Pebble adds $5 per foot; C9 Classic is roughly a third of the price.

Because you're going to ask on the first call anyway, and because a per-foot price is the only way to compare systems. Dealer-brand pricing is set territory by territory, so local dealers quote after a visit and the national sites publish ranges as wide as $18 to $40. We're an independent Minleon dealer with one price list, so we can print it. The exact quote still needs a measure, but the number won't be a surprise.

It's a range around the per-foot price for the feet you enter, plus the minimum rule. The measure turns it into an exact quote, and the quoted price is the install price. If the measure comes in lower than your estimate, you pay the lower number.

Yes, through a third-party lender with terms from 3 to 60 months and promotional 0% APR options subject to approval. The monthly figure next to every price on this site is an example based on 12 months at 5.9% APR: a $5,250 job is about $450 a month.

$2,500 for permanent track packages, $1,500 for C9 Classic, $1,000 for seasonal lights. Below that, we'll suggest adding runs you'll actually see (garage return, porch, a wrapped tree) or the cheaper package.

No travel charge anywhere in Clark County or the Portland suburbs we list. Far-out addresses (Amboy, Yacolt, Sandy, Estacada, Canby) may carry a travel line, which we tell you before the measure.

A low-voltage (24 V) strand of individually controllable RGBW LED lights mounted along the roofline in a low-profile channel that matches the fascia, run from a controller and a phone app. Warm white every evening, colors for holidays and game days, and the ladder stays in the garage.

Minleon RGBW+2. Each light has red, green, blue and dedicated white diodes, so white is a true white rather than a blend. We install pebbles, deep pebbles, D35 pucks, C9 bulbs, magnetic pebbles, S14 bistro bulbs and J40 diamond tree lights, all on the same controller family.

Those are single-product franchise systems installed only by their dealers. Minleon is sold through independent dealers, comes in four mounting styles (track, magnetic, clip, wrap) and several light types, and the price per foot can be published. The channel is low-profile and comes in white, brown, light brown, gray, sand and black, matched to your fascia. From the sidewalk most people don't notice it until the lights come on.

The D35 puck is rated at 28 lumens in warm white by Minleon and is the brightest single light we install. Deep pebbles are the brightest pebble. Brightness is adjustable in the app from 1% to 100%; most owners run 40 to 60% warm white nightly.

Lights per foot: two, one, or 0.8. Twelve inches is the standard roofline look. Fifteen saves a couple of dollars per foot on long runs. Six turns the roofline into a continuous ribbon of light and costs about 40% more.

Yes, and most people run warm white 300 nights a year. The color capability costs nothing extra on the Minleon system, so it's there when you want it.

The color-matched channel is bonded to the fascia with 3M VHB tape on a cleaned surface, with brackets at corners and joints. No screws through the roof, no penetrations in the drip edge or shingles. Magnetic Pebble uses magnets on a steel drip edge; C9 Classic uses clips.

We bond to the fascia face and never through roofing, so roof warranties are unaffected. VHB can be removed with a heat gun and adhesive remover if you ever want it gone; on painted wood it may lift paint, which touches up.

Most single-family homes are one day with a two-person crew, including app setup on your phone. Large two-stories with many gables run into a second morning. Seasonal installs take two to four hours.

In the garage or a weather-rated box near an exterior outlet. It plugs into a standard outlet; no electrical work is needed unless you want a new outlet, which we coordinate with a licensed electrician.

In Washington, L&I treats custom cut-to-fit permanent lighting as electrical work: it must be installed under a licensed electrical contractor with a permit and inspection, and hanging unaltered factory-made holiday strands does not need one. In Oregon the work requires a CCB license, and permit rules vary by city. We install under the licenses shown in our footer and handle the permit as part of the job; ask to see them at the measure.

Tape needs a dry surface above about 50°F to cure, so we schedule bonding for dry hours and can do lights and controller work in light rain. In winter that sometimes means a two-visit install, at no extra cost.

Then magnets won't hold and we use track on the fascia below the drip edge. Most new roofs have aluminum drip edge; many older reroofs have steel. We test with a magnet at the measure.

Yes. The lights are sealed and rated IP66 and rated by Minleon to -20°C; the strand sits inside a bonded channel with snap covers, so there is no free wire for wind to whip. Ice on the channel dims the line until it melts and does no harm. We install in Washougal and Gresham, where the Gorge east wind tests everything.

The channel sits on the fascia below the drip edge, outside the gutter, so gutter cleaning is unaffected. Moss treatments run off the roof into the gutter, not onto the channel. We recommend telling your gutter cleaner the channel is there so ladders are set beside it.

Minleon rates its C9 bulb for a 10-year lifespan; the pucks and pebbles are sealed IP66 LEDs. Individual lights twist-lock into the strand, so a failed light is swapped in a minute without rewiring.

In our experience, architectural committees approve fascia-matched track with a documented warm-white default. Our HOA guide has a template letter, the product sheet and the mounting description to attach. Allow one committee cycle, usually two to five weeks.

The track is off and nearly invisible by day the rest of the year, and the schedule in the app can be set to holiday dates only. Many committees accept that; some require warm white outside the holiday window, which the app also does.

Yes. Dusk-to-dawn or fixed times, saved months ahead. Zones are per controller port (two on the dual-port controller), so front and back on separate schedules is standard, and a second controller adds more zones.

The app is the primary control. Voice integrations vary by controller generation; ask at the measure and we'll confirm for the controller we install.

The controller keeps running its saved schedule. You lose remote control until Wi-Fi returns; the lights don't notice.

Minleon's manufacturer warranty on lights and controller (1 year standard, 3-year premium available), plus our workmanship warranty on the install. A failed light is swapped, not argued about. Terms are on our warranty page in plain English, including how they compare with the 'lifetime' claims other brands make.

Almost none. We offer an annual check for owners who want it: test every light, retension tree wraps, update the app. Most systems need nothing between visits.

Minleon's datasheets put a pebble at 0.36 watts and a D35 puck at 0.45 watts at full output. A 220-light pebble install at four hours a night is about 9.5 kWh a month: about 85 cents on Clark Public Utilities (8.79¢/kWh), about $1.90 on Portland General Electric (about 20¢/kWh all-in). Colored scenes use less than full white.

Yes. Commercial-grade single-color C9s on clips for $11 per foot in year one, which includes takedown in January and storage. Years two and up are a re-hang at $6 to $7 per foot. $1,000 minimum. Your year-one seasonal price is credited toward a permanent install the next year.

By October 31 for a guaranteed pre-Thanksgiving install. Installs run mid-October through early December; takedown is the first two weeks of January.

We hang our own commercial strands so we can warrant them. Quality customer-owned C9 strands in good shape can sometimes be re-hung at the re-hang rate after testing.

On a 150-foot roofline, seasonal C9 service costs about $1,650 in year one and about $975 a year after, so it passes the $4,800 permanent Pebble Track price in year five, while the permanent system is lit every night of the year. If you plan to stay five years, permanent is cheaper; if not, seasonal with the upgrade credit keeps the option open.
