Permanent lighting in Happy Valley

Happy Valley is the fastest-growing part of Clackamas County and its homes are big: 2000s to 2020s two-stories on the slopes of Scouters Mountain, Mt. Scott and along the 172nd corridor with four or five gables, covered porches and 260 to 360 feet of roofline. Nearly every street is in an HOA. On the hillsides the lights are seen from across the valley, which is where Deep Pebble Track and the D35 puck earn their price. Track packages from $32 per foot, Deep Pebble at $37, system included, published here first.

From $32 per foot, controller included. Free measure anywhere in Happy Valley, usually within three days.

Hillside exposure and brightness

Homes on Scouters Mountain and the upper 172nd corridor are seen from a quarter mile away across the valley. At that distance a standard pebble reads as a faint line; Deep Pebble at 12 inches or the D35 puck reads as a lit house. If the house faces the valley, we recommend spending the extra $3 to $5 per foot on the view elevation and using standard pebble on the sides.

Homes and rooflines here

Composite fascia and aluminum drip edge throughout, so channel on the fascia is the mount. HOAs review exterior changes; fascia-matched track with a warm-white default is what they approve. Gable-heavy plans measure long: a 24-foot gable adds about 30 feet of lit roofline, and a Happy Valley front elevation with four gables can top 200 feet by itself.

HOAs: common; our approval packet is built for it. The HOA guide and template letter.

What it costs here

Typical Happy Valley homes we measure run 240 to 360 feet of lit roofline. That range in the two packages we recommend most here, controller included.

Questions we get here

What does a typical Happy Valley home cost?
About 300 feet of roofline: $11,100 in Deep Pebble Track at $37 per foot or $9,600 in Pebble Track, system included. Roughly $830 to $950 a month on a 12-month financing example.
Will my HOA approve permanent lighting?
Architectural committees approve fascia-matched track with a documented warm-white default; that is what our packet documents. Allow two to four weeks.
Can you do the front elevation first and the rest later?
Yes. The controller supports adding runs later without rework; many Happy Valley owners start with the front and garage, 160 to 220 feet.
What if my drip edge is aluminum?
Then magnets won't hold and we use track on the fascia below the drip edge. Most new roofs have aluminum drip edge; many older reroofs have steel. We test with a magnet at the measure.
Can I set schedules and zones?
Yes. Dusk-to-dawn or fixed times, saved months ahead. Zones are per controller port (two on the dual-port controller), so front and back on separate schedules is standard, and a second controller adds more zones.
